This policy explains what information hdmortgages.ca collects, why, and what you can do about it. It covers this website. If you become a client, the handling of your mortgage application and supporting documents is governed by the privacy practices of my brokerage, Mortgage Connection, and I will provide those to you directly.

This site is operated by Heather Dabros, a licensed mortgage associate in Alberta (RECA licence #LIC-00661164) with Mortgage Connection.

What this site collects

When you send a message

The contact form asks for your name, email address and your message. That information is emailed to me and stored in this website’s database so I can reply. I use it to answer you and to continue the conversation you started. I do not sell it, rent it, or share it with anyone for marketing.

When you simply read a page

This site uses a self-hosted analytics tool to count visits. It records which pages are viewed, which site or search engine sent you here, your general location at the country or region level, and the type of device you are using. It is designed not to identify individual visitors, it does not set tracking cookies, and the data stays on this website’s own server rather than going to an advertising company.

I use that information for one purpose: to see which topics people find useful, so I write more of what helps and less of what does not.

Like every website, this one also sits on a web server (Hostinger) which keeps standard technical logs, including IP addresses, for security and troubleshooting.

Search data

This site is registered with Google Search Console, which reports in aggregate which search terms led people here and how often the site appeared in results. It does not tell me who you are.

Links that take you elsewhere

Two buttons on this site hand you over to other companies, and their privacy policies apply once you arrive:

  • Book an appointment opens Microsoft Bookings, which collects the details you enter to schedule the meeting.
  • Start your application opens Velocity, the secure mortgage application platform used through my brokerage. Anything you enter there is handled under that platform’s and the brokerage’s privacy practices, not this website’s.

Please do not send financial documents, account numbers or your Social Insurance Number through the contact form on this site. It is not a secure channel. If I need documents from you, I will show you the secure way to send them.

How long information is kept

Messages sent through the contact form are kept while our conversation is active and for a reasonable period afterwards, in case you come back. Analytics information is kept as aggregate counts. Where I am required by law or by regulatory requirements to retain records relating to mortgage business, those requirements take precedence.

Your choices

  • You can ask me what information I hold about you.
  • You can ask me to correct it.
  • You can ask me to delete a message you sent, subject to any record keeping I am required to do.
  • You can browse this site without sending me anything at all. Reading pages does not create a file on you.

Email heather@hdmortgages.ca or call 587.985.9811 and I will take care of it.

The rules this follows

Personal information in Alberta is governed by the Personal Information Protection Act (PIPA), and information handled in the course of commercial activity across provincial borders is governed by the federal Personal Information Protection and Electronic Documents Act (PIPEDA). If you have a concern about how your information has been handled, please raise it with me first. You may also contact the Office of the Information and Privacy Commissioner of Alberta.

This policy is written in plain language rather than legal language, and it is not legal advice. If it changes, the date below changes with it.
